In August 2018 we purchased this property in the centre of the small town of Maglizh, near Kazanlak and Stara Zagora to turn into a veterinary clinic for our dog rescue charity. Renovations began in November 2018 and into 2019.
The property was a residential house of 5 rooms, central hall, large bathroom and then a basement of another 3 rooms. We applied for permission to change to commercial use and have all relevant permissions and plans to change to a veterinary clinic. The final paperwork is not yet given as we have decided to sell (see below).
Work done to date is as follows:
New re-enforced concrete floors through out main house
New wiring everywhere
New plastering in all rooms and ceilings
New PVC windows through out
New security blinds on all windows
Tiling - all floors newly tiled, walls in 2 rooms all tiled for planned operation room and manipulation room, one wall tiled in another room that was for consultations
New plumbing - for additional sinks (needs waste pipe connecting in basement)
One room in the basement has been tiled
Unfortunately by the middle of 2019 we were facing issues with the builder never turning up and only doing small amounts of work. By end of summer it was discovered he had spent all the money paid to him for work and materials on his personal life and so he could not finish the job. We looked to get other builders in to finish the work but after much thought we have decided to try and sell the property because it is no longer a viable option for the charity given the amount of money we have already invested and that has been stolen from us.

Still left to do:
Roof repairs on one part of the building, this will be done as soon as the weather improves
External plastering in places and outside decoration
Finish the concrete driveway as only about half of this was done
New entrance gates
We will continue with these jobs slowly as weather improves and we can manage.
The property is currently still listed as a residential property on the town plans and we have been advised to leave it this way pending any sale as then the new owner can either use as a house and home or if they decide to use for commercial use they can either continue with the plans already done for a vet clinic or change to allow use as maybe a dog grooming parlour, beauty salon or anything else that they fancy. We can help with architects and contacts for this. New plans for a new venture will probably cost around 1000 Euros for plans and permissions.
Or the property could be a lovely little home, with a kitchen/dining room, lounge and 2 further rooms, with a large basement for storage or could all be enclosed to give additional living space and a further 3 rooms. There are small windows in 2 of the basement rooms. There is a small garden and beautiful views to the mountains surrounding the town.
The property is not on main sewerage but there is a cess-pit. It is on mains water and electric. Good internet is available.
In the town itself is a small supermarket, a couple of pharmacies, a small hospital and medical clinic, a restaurant, fruit and vegetable shops and clothes shops, DIY shops. There are regular buses through to Kazanlak and Stara Zagora.
We would also consider renting the property out or a rent to buy scheme.
