SEARCH PARAMETERS SPECIFICATION

INTERMEDIARY LEASE AGREEMENT

Signingthe intermediary lease agreement gives an exact specification of the relations between the clients and Mirela Real Estate Agency as well as the amount of the intermediary remuneration which is 50% (VAT excluded) from the agreed monthly rent- payable once- in case we'd found and assured the property you'd wished to rent.


VIEWING TRIPS

The essential moments of our collaboration are the viewing trips of the properties preliminary approved by you. There is a company's car available at any time for distant properties (mostly warehouses and regular houses). When there are a couple of viewing trips with clients who do not have a personal car there is an option of a taxi transport through a taxi company that is in regular relations with Mirela Real Estate Agency.
After a careful precise selection by the lessee there are usually more viewing trips to the properties preferred.
All viewing trips are enlisted in the Order Lease Agreement register.

LEASE AGREEMENT

When the lessee has finally chosen a definite property to rent next step is conlcuding and signing a Lease Contract.
We offer a compact exhausitve agreement both in Bulgarian and in foreign languages (professionally translated) for our foreign clients.
Afterwards there are corrections in appliance with both parties: lessor and lessee.
A certificate of acknowledgement is not necessary unless there are exclusive cases and the expense on it is paid by agreement.
On the date (shown in the Agreement) since which the Lease Agreement is in power an Acceptance-Delivery Protocol is signed being an integral part of the Agreement. In this Protocol the state of the property, the furniture, the goods, etc. are described as a guarantee that the property will be in the same state when the Agreement expires as it had been at the date on which the lessee had started living in it.

COMMISSION AND INTERMEDIARY SERVICE PAYMENT

All Mirela's clients can pay the commission due in two ways: by cash or by a bank transfer.
If you pay by cash you should visit the Specialized Rental Office for Residential, Business and Commercial Properties where a payment check will be issued in order to certifiy the payment.
If the payment is by a bank transfer there are bank accounts pusblished in our website. The accounts are in BGN and EUR.

IMPORTANT!

Mirela Real Estate Agency, with regards and respect to the clients, has given a superb opportunity to the companies' managers and office clerks whom Mirela accommodates- there is a 10% disocunt off the commission which is valid for all the deals after the first one.

Mirela Real Estate Agency arranges an additional service used mainly by foreign clients giving a full cooperation in accomodating the tenant(s). The service includes also arranging a local security of the property, empolying a cleaning lady for regular or one-off cleaning, finding a housekeeper, etc.
