The site provides an information array with electronic records ("offers for supply" and "search requests" for real estate), corporate information, our own and foreign materials in the form of articles and news, statistical and geographical information from external sources, our own statistical information for average prices of properties in Bulgaria, images, graphics, other materials related to the subject of activity of Mirela.
1.4. The offers for offering and the requests for real estate search are collected, processed and entered into a database by the real estate agents, consultants and administrators of Mirela, as well as by third party Users, through the provided forms for submitting private ads.
1.5. The information comes from Mirela's Clients on the occasion of the brokerage activity carried out by Mirela in real estate transactions.
2.1. We (Mirela) strive to maintain the most accurate and up-to-date information on the Site, but due to the dynamics and diversity of the information offered, as well as the fact that the information is often provided by third parties at their own risk, users of the Site agree that this (maintaining the most accurate and up-to-date information) is not always possible. Therefore, Mirela assumes no responsibility for the accuracy and completeness of the information and Services, and reserves the right to provide the user with corrected information upon specific request.
2.2. You (as a User) undertake to provide correct data when using the services in connection with filling in the contact forms on the Site. In case of inaccuracy in the data, you are not entitled to use the Services until its removal.
2.3. By filling in any of the contact forms on the site, by clicking the SEND button, you agree to the Terms, giving your explicit consent to contact you at the specified phone number, as well as to receive e-mails from Mirela in the form of e-mail and SMS. 2.4 The real estate prices announced on the site can most often be changed and do not give rise to a binding offer for a real estate transaction.
2.5. The site allows you to publish ads for search and supply of real estate. Ads and their content must comply with the Terms of Posting Ads.
2.6. Mirela assumes no responsibility for any losses, damages, damages, adverse consequences and lost profits in connection with the use of the site.
2.7. You may not use in any way, copy, modify or distribute content that does not belong to you, for purposes other than or incompatible with the use of the Services and the purpose of the Site, without the express prior written consent of Mirela and / or to the respective third parties.
3. Right to change
3.1. Mirela reserves the right to add new Services, functionalities and rules for use of the Site, to change or remove existing ones without the need for prior notice or consent of users.
3.2. These Terms may be changed in connection with the development, addition of new, change or termination of existing Services or legislative changes. When making changes, they will be brought to your knowledge and published here.

4. Ownership rights
4.1. All information from the Mirela database, including offers for offers and requests for real estate search (including text content, images, graphics, photos, files, etc.) is the property of MIRELA EOOD.

4.4. In case of claims for copyright on content, the applicant is obliged to notify Mirela, specifying the object of copyright and submit documents for ownership of the object. In a request for removal of content subject to copyright, made under the terms of the previous sentence, Mirela will comply with the wishes of the author.
5. Links to other sites
5.1. Mirela provides an opportunity for all interested parties to create links to Mirela's sites without requesting prior notice or permission.

By clicking the "Send" button and confirming the email you received, you make an electronic statement, which commits Mirela to organize an inspection of the property you specified. You accept that the electronic statements to Mirela and the electronic statements from Mirela to you will be considered signed with an electronic signature in accordance with Art. 3 (10) of Regulation (EU) № 910/2014, by hand signature. The authorship of these statements will be established by the order of art. 13, para. 1 in connection with art. 13, para. 4 of the Electronic Document and Electronic Certification Services Act (EDESA).
6.2. According to Art. 5 of ZEDEUU You agree to receive electronic statements from Mirela, in electronic form.
PERSONAL DATA PROTECTION POLICY

2.2. Mirela stores and processes information about personal data received through the contact forms on the Site, by phone calls or by sending correspondence by e-mail.
2.4. Mirela stores and processes the information about the email address of the User, received through the subscription form on the Site, where the User (Data Subject) has the opportunity to subscribe in order to receive email notifications (Notifications) for new or updated ads (real estate offers), according to selected search criteria.
The user can terminate his subscription by pressing the cancel button, which is available in each received e-mail or by calling 02 9812345 every working day from 09 to 18 hours.
2.5. The site allows the User to save selected ads (offers for offers and requests for real estate search), which is easy to view at a later time from the page "Notebook". The notebook is personal for the User. In it you can at any time add or delete added ads.

3. Purposes for which we process personal data
3.1 Mirela collects, uses and processes the information described above in order to:
a / providing the information requested by the User for real estate and related information services; b / concluding contracts for intermediary services, namely:

c/ conducting inspections of real estate and providing information about real estate, the formation of as follows:

d/ for acceptance and processing of received offers, signals, complaints, requests and other correspondence;
e/ for fulfillment of legal obligations related to requirements for storage or provision of information in connection with an order by competent state or judicial bodies.
4. The information we process and store
4.1. On the occasion of carrying out its main activity, Mirela collects and processes information related to the demand and supply of real estate, and for these purposes Mirela's agents and administrators enter in the corporate database information submitted by users as follows:
a/ when searching for a property: name, telephone, e-mail, budget (approximate price of the transaction), characteristics of the searched property;
b/ when offering a property: name, telephone, e-mail of the owner, address of the property, sale price or monthly rent, main characteristics of the property, according to the corporate requirements for entering specific information in the database;
c/ when concluding Mediation Contracts: name, telephone, e-mail, permanent address, ID card number, PIN;
d/ for conducting real estate inspections and providing real estate information: name, telephone, e-mail, permanent address, ID card number, PIN;
e/ for documenting contractual relations, (by concluding Preliminary contracts for purchase and sale of real estate under Art. 19 of the CPA, Lease Agreements, Guarantee Agreements, Deposit Agreements, Agreements, various types of Annexes and other documents on commercial activity of Mirela): name, telephone, e-mail, permanent address, ID number, PIN;
f/ when considering job applications: names of the candidates, telephone, e-mail for contact, biographical data;
g/ for the purposes of personnel and accounting activity: name, telephone, e-mail, permanent address, ID card number, PIN;
4.2. Mirela does not collect or store sensitive personal data from the special category within the meaning of Art. 5 of the Personal Data Protection Act, namely those which:
a/ reveal racial or ethnic origin;
b/ disclose political, religious or philosophical beliefs, membership in political parties or organizations, associations with religious, philosophical, political or trade union goals;
c/ relate to health, sexual life or the human genome.
5.1. Mirela works to protect the confidentiality and security of the information she receives in the course of her work. Access to this information is limited and there are policies and procedures designed to protect the information from loss, misuse and misrepresentation.
6. Use of the collected information
6.1. Mirela uses the provided information only on the occasion of carrying out its activity and for the purpose of carrying out the real estate transactions desired by the consumers and the clients and carrying out its activity.
7. Terms for storage of information and personal data
7.1. Registration data (such as name, surname, e-mail address) and IP address - are stored indefinitely until they are deleted by you
7.2. Subscriptions for receiving ads with selected criteria - for the period for which the subscription is active until its termination. The subscription can be terminated at any time.
7.3. Quick searches and last viewed offers - until you delete them
7.4. "Cookies" - until they are deleted by you or within 6 months of the last use of the Site
7.5. System logs (may contain information such as: date and time, IP address, URL, browser version and device version information) - for up to 1 year.
7.6. Copies of the database (Backup) - up to 30 days.
7.7. Correspondence, complaints and signals, requests, incl. by e-mail - for up to 5 years.
7.8. Records of incoming phone calls through Mirela's contact center - up to 3 months.
7.9. Curricula vitae and related documents of candidates for work in Mirela - up to 1 month from their submission;
7.10. Activity contracts, including Mediation Contracts - up to 5 years.
7.11. The specified terms can be changed, according to the requirements of the current legislation.
7.12. When resolving disputes and conducting court cases, it is possible to keep data for longer than the specified terms - until the final conclusion of the dispute and court proceedings.
8. Providing information
8.1. Mirela does not provide on any occasion to third parties information representing personal data of users, except with their explicit consent and in the case provided by law.
8.2. In order to carry out the desired real estate transactions by consumers who have submitted offers for real estate, Mirela has the right to provide third parties with a descriptive description of these properties, prepared according to the rules of corporate practice of Mirela and displayed in the public part of Site.
9. Your rights with respect to the personal data you have provided to Mirela
9.1. Users have the legal right to request details of the personal information we hold about them. Mirela allows you to keep your personal information accurate and up to date. At any time, you may want Mirela to correct, delete or restrict the processing of your personal data. CONDITIONS FOR PUBLICATION OF ADS/OFFERS
1. Each User has the opportunity to submit free ads for searching and offering real estate on the Site, according to the conditions specified here.
2. Users can choose whether to submit an Ad to Mirela or to publish a Private Ad.
3. Each User, individualized by name and / or IP address, and / or telephone and / or e-mail, has the right to submit a maximum of three private ads without registration on the site.
4. After submitting a Private Announcement, the User receives, by e-mail specified by him, a unique code with which he can edit and delete a published advertisement.
5. The user who has submitted a Private Announcement also gives his consent for the content of the advertisement to be advertised by Mirela and to be provided to third parties, real estate agents, real estate brokers or end clients, in order to realize the desired real estate transaction. by the sender of the advertisement. Mirela does not provide third parties with personal data of users, but only the content of the ads, incl. submitted photo material.
6. The User, who has submitted an Announcement to Mirela, is considered informed and agrees that by pressing the "Send" button and confirming the received e-mail, he makes an electronic statement committing Mirela to enter into a contract under which Mirela, as real estate broker, is entitled to remuneration for a real estate transaction.
7. Despite the mandatory verification of the published information, Mirela cannot be protected from incorrect or malicious actions by the Users. In this sense, responsibility for the timeliness, accuracy of the content and qualities of the submitted information, incl. and for copyrights on photos and other elements of the content, bears the sender of the advertisement, identified by name and / or contact phone, email, IP address.
8. Mirela has the right not to publish or to remove at any time an advertisement already published and when:
a/ consider that the content of the advertisement (including text and / or photos) is misleading for the user or does not correspond to the actually offered property, or has no aesthetic value;
b/ the advertisement contains advertising of goods and services or links to external websites, or obscene texts, insults and qualifications;
c/ the submitted photo material is of poor quality (small photo size, unclear focus, etc.);
d/ the text of the announcement or the name of the sender are in Latin;
e/ the user publishes a private advertisement in his capacity as an agent or real estate broker or for other commercial purposes, without registration on the site;
f/ the user submits a duplicate ad (ad / offer that has already been published);
g/ the advertisement contains a telephone number with added value, without this being specifically and clearly indicated. h / Mirela has the right to block the possibility for submission or publication of advertisements by users who do not comply with the above requirements.
9. The administrators of MIRELA have the right to edit the content of the submitted announcements in view of correct spelling and stylistic endurance.
10. Mirela is not liable to users and third parties for damages and lost profits caused by non-publication or removal of ads, or blocking of users and user accounts.
11. Mirela is not responsible for the publication of advertisements that violate the Law or legal interests of third parties, incl. copyright or other intellectual property rights.
