Sofia, Plovdiv, Varna and Burgas are the cities where the number of purchases and sales of residential properties continues to increase. Such a trend was noted in the first quarter, according to an analysis of experts in the industry. In 2 coastal cities except Bulgarians, active buyers are Russian citizens. The data is based on transactions in April-June.
Trend in April and May in Sofia has increased demand and more sales. After the start of the protests in the capital market activity has decreased for about 2 weeks, but buyers from the market and pulled out some of the vendors that withdrawal, however briefly, after which the rate of supply and demand have recovered.
Interestingly, in Sofia generally buyers already are interested in higher quality and more expensive properties.
So far, the main factors in the selection of property were the most favorable price and exact parameters of the property, such compromises were made with the parameters, but not with the price. In the second quarter, however, noted that buyers are willing to pay more to get exactly according to their property.
As a result there is an increase in sales in the luxury segment. This reflects the average cost of housing - almost no transactions at prices below 600 euros per square meter, in contrast to previous periods.
The average price in the second quarter of transactions in the capital is € 747 per sq m at € 715 sq m in the same period of last year - 4.5% growth in an year base. Such an amendment is compared to the first quarter (3.9% growth), when the average price of homes sold was 719 euros per square meter.
