Renting of luxury apartments becomes more affordable

The renting of luxury apartments has become more affordable for the middle class. Two-bedroom flats in Sofia can be found even at prices below €300 per month, showed research of Klassa daily. “These real estates are most frequently sought in locations such as the city Centre, the area of the Doctor's Garden, the districts of Iztok, Lozenets, Ivan Vazov, Boyana, Dragalevtsi, Simeonovo, in the vicinity of the South Park and along Bulgaria Blvd,” commented experts from companies in the industry. The average prices of the contracts are in the range between €350 and €1000, depending on the size, location and many other factors.

“The prices of maisonette apartments with built-up area of about 250-300 sq m can reach up to €2,000. Luxury houses in posh areas near the capital, such as the districts of Boyana, Simeonovo, Bankya and Pancharevo, are currently being offered for rent at prices in the range between €1,000 and €3,500 per month,” explained Vessela Ilieva, Manager of Unique Estates - a company offering luxury properties.

“The economic crisis from the last years hit roughly this business, as many other sectors, and the prices are following a declining trend while the supply is growing. Growth is about 9% this year, mostly because the tenants of recently occupied apartments are leaving - the companies are trimming their budgets and teams,” stated experts from Yavlena real estate agency. However, the demand for luxury apartments and houses remains strong in Sofia, Plovdiv and at the seaside.

More and more people from the middle class are inclined to rent high quality properties, encouraged by the diversified choice options and declining prices. Most of the customers look for apartments in closed complexes, but supply is still limited and prices are higher in this segment. There are expectations that this market segment will stabilize and even stir up, recording an increase in the number of transactions. Prices in Sofia and in the cities and resorts at the Black Sea are unlikely to change dramatically, experts stated.
