Prices of garages almost as high as the cost of dwellings

The prices of garages are almost as high as the costs of the residential plots and, in rare cases, they even exceed them, reported real estate experts for Klassa daily. The growing demand is the reason for the increase in prices, whereas the availability of a parking space is among the main requirements of the buyers of new homes. In most cases, the option of a covered garage is more acceptable to owners of cars. However, the cost of the more inconvenient open spaces proved to be cheaper. The price difference could reach 25-35%.

Usually, the transacted parking lots are offered as a bonus to the real estate property, price included. In other cases, they could be contracted under a separate agreement, explained Kaloyan Bogdanov, Marketing Manager of Address real estates company before Klassa daily. "It should be taken into account that parking spaces are not always separate real estates since they are adjacent to the property being sold or purchased, commented the brokers of ERA Bulgaria real estate agency. There are also cases of demand for garages with investment purpose. The clients purchase the lots with the idea of renting them to the residents of the inhabited district. According to Tatiana Emilova, Manager Residential Brokerage Services at Colliers International, parking lots in medium-and high-grade building projects are most frequently offered together with the dwelling. Besides, there are options for the purchase of an additional parking space.

The prices of parking lots have been steadily mounting over the recent years because of the increase in demand for this type of spaces, confirmed Strahil Ivanov, Manager of Yavlena real estate agency. According to him, the more dynamic families, in which both spouses drive, are looking for two parking spaces in posh neighborhoods and downtown. Usually, clients that prefer dwellings of an area over 120 sq m also need 2 garages. The average price for parking lots vary from €2,000 per a single external space to €35,000 per a double garage. However, most frequently, the transactions are concluded for amounts within the range of €8,000-15,000. There are a number of important factors, adjusting the prices of real estates up or down, which must be considered such as their quality, location, degree of luxury, accessibility, the possibility of parking in the residential district, and others.
