Only "green" buildings to be constructed in Bulgaria after 10 years

alt"Over the next 10 years buildings in Bulgaria will be adapted to match with the new global "green construction" trend. It turns out there are mechanisms through which the costs for the construction of a "green" building are not higher than these for the buildings constructed so far." This is what Carlo Marzot, Managing Director of EZ International, the company carrying out the engineering work of Sofia Airport Center, told Klassa. "The issue will become increasingly popular worldwide, mostly because of the enormous benefits for both the developers and the users of this kind of premises," confirmed Julian Edwards, Managing Director for Europe of Tishman International. 

"Green" buildings feature a special design and structure, allowing them to save energy and water, reduce pollution and harmful emissions, use renewable energy sources, as well as ensure free penetration of daylight and purified air into the premises. 

Any "green" buildings, regardless whether they will be used as an office or for residential purposes, have to be assessed according to the requirements of an international certificate (LEED, BREEM, ITACA, Greenstar, etc.). "Last year alone, construction of more than 5,000 such buildings began in the US and this trend is gradually spreading worldwide," said Marzot, adding that "30 years ago most of the closed premises did not even have fire systems." Today this feature is not even mentioned, because it is perceived by everybody as normal. This will most likely happen with the "green" buildings as well.

According to data, a standardized building of the new type costs 0.66% more than an ordinary one, which is a negligible difference. Moreover, in addition to not generating additional construction costs, the return on the investment for a "green" building is 6.6% higher than for an ordinary building of the same class.
